Many times when I met new clients who want to sell their home, they ask me in preparation for selling what should they do.
Here are a few things to AVOID because you are unlikely to get the return on your investment.
- No need to add a pool
- Don’t gut the kitchen just update kitchen paint, new knobs, faucets etc…
- Don’t gut the bathroom you may wish to update lighting, faucet, paint… ask me for advice.
- Don’t do any major additions to the property like a master suite or new ensuite
- No need to replace the doors, but make sure the front door is in excellent condition.
- Don’t replace windows unless broken or leaking
- Make sure furnace or hotwater tank works or replace with a refurbished that has a warranty
- Avoid painting or carpeting or tiling in non-neutral colors
