Video: NEW BC Home Flipping Tax Now in Effect

As of January 1, 2025, the BC Home Flipping Tax is now in effect. This NEW tax is distinct from the existing federal property flipping tax and specifically targets short-term property sales within British Columbia.

You need to get professional tax advise to make sure you time a sale of property so you do not get hit by this tax. The tax rate is 20 per cent for sales within the first 365 days of ownership, gradually decreasing until it is eliminated at 730 days.

The BC Government has released a new video about the tax. Check it out  below.

Pitt Meadows Utilities: what is included?

Pitt Meadows Utilities:

At the time of writing the City of Pitt Meadows supplies water, sewar and waste removal for properties in the defined areas. Make sure you check with the city hall before buying to confirm you are receiving these utilities. Find more details here. Provided utility charges are billed on your annual Property Tax Notice. The City of Pitt Meadows does not manage curbside recycling collection, it is a service provided free to residents by Recycle BC

Make sure you check with the city hall before buying to confirm you are receiving these utilities. At this time Garbage collection is NOT included.  Find more details here. Provided utility charges are billed on your annual Property Tax Notice. If you are on metered water, you will receive a quarterly Metered Utility Notice.

The Danger of Poly B plumbing

Do you know about Poly-B piping?

Polybutylene (Poly-B) piping was popular in the construction of plumbing systems in homes between 1985 and 1997 due to its flexibility and cost-effectiveness in contrast to copper piping. Unfortunately, over time, Poly B pipes became prone to leaks and failures, leading to potential property damage and costly repairs.

In 1997, according to this Poly B educational site, the National Plumbing Code, which oversaw all plumbing trades in Canada, refused to recognize Poly-B and banned its use for constructing any building requiring piping systems.

What can your REALTOR do for you?

What can your licensed real estate professional, your REALTOR® do for you?

I will use myself as an example sharing what I offer my clients:

1. Local Market Insights

To help you as a professional REALTOR® I use my access to data pertaining to my local area of specialty Maple Ridge and Pitt Meadows and my experience navigating many types of markets since I originally started in real estate in 1991.  I am trained and experienced in managing offers, writing legally binding contracts, handling negotiations, finances and more.

For you as a seller, as a resident of my area of speciality (Maple Ridge / Pitt Meadows) I stay on top of the market and not only can get information on comparable homes and see what they sold for and when, but as a local agent many times I will have been in the homes that sold that are comparable to yours, this is valuable since I can tell you more about the property. If somehow I missed visiting the property I am regularly in contact with other agents who give me the inside scoop.  In essense, you work with me but you also get my professional network I can draw upon to supercharge my expertise. In addition, as a local agent, I have an understanding as to what buyers are looking for in my area of specialty Maple Ridge and Pitt Meadows.

Note: Even if you are months away from moving I work with my new clients so they can see trends in pricing and anticipate the right time to enter the market.
