The Danger of Poly B plumbing

Do you know about Poly-B piping?

Polybutylene (Poly-B) piping was popular in the construction of plumbing systems in homes between 1985 and 1997 due to its flexibility and cost-effectiveness in contrast to copper piping. Unfortunately, over time, Poly B pipes became prone to leaks and failures, leading to potential property damage and costly repairs.

In 1997, according to this Poly B educational site, the National Plumbing Code, which oversaw all plumbing trades in Canada, refused to recognize Poly-B and banned its use for constructing any building requiring piping systems.

What can your licensed real estate professional, your REALTOR® do for you?

I will use myself as an example sharing what I offer my clients:

1. Local Market Insights

To help you as a professional REALTOR® I use my access to data pertaining to my local area of specialty Maple Ridge and Pitt Meadows and my experience navigating many types of markets since I originally started in real estate in 1991.  I am trained and experienced in managing offers, writing legally binding contracts, handling negotiations, finances and more.

For you as a seller, as a resident of my area of speciality (Maple Ridge / Pitt Meadows) I stay on top of the market and not only can get information on comparable homes and see what they sold for and when, but as a local agent many times I will have been in the homes that sold that are comparable to yours, this is valuable since I can tell you more about the property. If somehow I missed visiting the property I am regularly in contact with other agents who give me the inside scoop.  In essense, you work with me but you also get my professional network I can draw upon to supercharge my expertise. In addition, as a local agent, I have an understanding as to what buyers are looking for in my area of specialty Maple Ridge and Pitt Meadows.

Note: Even if you are months away from moving I work with my new clients so they can see trends in pricing and anticipate the right time to enter the market.

What Is Radon? Important for Property Buyers and Sellers in British Columbia

According to BCREA, Radon is an odourless, invisible gas that seeps up through the ground and can enter a home through unsealed foundations, cracks in the foundation, gaps in construction materials, and plumbing system components, including sump pumps or drains. Radon gas is also a product of uranium decay. Like uranium, it is radioactive; unlike uranium, it can permeate through rocks or soil, escaping into the air or groundwater. All rocks or soil contain some uranium, but granite, shale, and sandy soils are higher in uranium or radon than clay, limestone, or very moist soil.”

Consider Downsizing to a home with a basement suite that you can move into in the future if you love to go travelling and rent upstairs so you still have income when you are away.

Consider Maintenance costs
Do you really need a big garden? Is the home energy efficient? how much are the property taxes and if applicable the strata fees these are long term costs that don’t go away.

Consider Repair costs
Does the detached home you are considering buying have a complicated roof that will be expensive to change?

Questions to Ask your Bank when Looking for a Mortgage

When you’re looking for a mortgage, here are some important questions to ask a mortgage broker Note:  I got these suggestions from a mortgage broker

1. What types of mortgages do you offer?

2. What are the current interest rates?

3. What are the terms of the mortgages you offer?

4. What down payment is required for each type of mortgage?

5. What are the closing costs and other fees?

6. What documents do I need to provide?

7. What is the timeline for approval and closing?

8. Can you hold an interest rate for me in case rates it goes up? If the rate goes down after my pre-approval will I get the new lower rate?

9. Is there a penalty fee I have to pay since my new mortgage will be less than my current mortgage?

10. How will you communicate with me throughout the process?

Once you apply for financial pre approval
Do
* Advise your lender of any address change that is stated on your application, home or work.
* Advise your lender of any salary or wage change
* Be prepared to provide proof of significant bank deposits
* Keep all forms of debt you have paid and in check

Do not
* Make any large purchase using existing credit without first talking to your lender
* Apply for or acquire any additional lines of credit
* Pay off, transfer or close credit balances unless your lender instructs you to do so
* Change jobs without first talking to your lender
* Co-sign for another person seeking to otbain a line of credit or to make a purchase
* Pay off collections before speaking with your lender
