Maple Ridge Detached homes Market Weekly Market comment
My data analysis and research disclosed a continuing trend this last week over the prior week:
- Over the last week the number of new listings of detached homes in Maple Ridge has decreased and the number of new listings below 1 m increased.
- Over the last week the number of price reductions of detached homes in Maple Ridge has gone up. I have seen a 25,000 price reduction create more interest. Home owners take note a small downward change in list price could make a big difference in interest levels from buyers.
- Over the last week the number of sales of detached homes going subject free (explained below) has gone up.
- Based on the requests for showing on properties I have for sale and inquiries about potential incoming offers it appears the market is changing to becoming more active. However, one week does not show a trend.
Overall, we are statistically still in a buyer’s market for detached homes, less favorable for sellers and many opportunities for buyers.
